CASE NO: 2004-0788
Pursuant to Article 4, Section 401 of Ordinance 11000, as amended, the Zoning
Ordinance of the City of Miami, Florida, the subject proposal has been reviewed for an
amendment to the Zoning Atlas as follows:
The request is to change the Zoning designation as follows:
Lots 11 and 12, Block 6, "KENWOOD SUBDIVISION", Plat Book 6, Page 134 and
certain strip of land, 9.90 feet in width, more or less, is lying between Lot 12 in
Block 6 of "KENWOOD SUBDIVISION", Plat Book 6, Page 134 and NW 19th
Avenue. Also, Lot 10, less the North 100 feet thereof of Block 6, "KENWOOD
SUBDIVISION", Plat Book 6, Page 134 from R-2 "Two -Family Residential" to C-2
"Liberal Commercial".
The following findings have been made:
• It is found that the subject parcel is on a corner at NW 15th Street and NW 19th
Avenue.
• It is found that the character of NW 19th Avenue and NW 15`h Street in this area is
residential.
• It is found that a change to C-2 "Liberal Commercial" will constitute an intrusion of
commercial activities into a well defined R-2 "Two -Family Residential" area.
Based on these findings, the Planning and Zoning Department is recommending
denial of the application as presented.
