Re: Premiere Towers
Comments on the response letter — W.O. # 72
Dear Ms. Medina:
We have received a response letter for the Premiere Towers project prepared by Mr.
Jackson M. Ahlstedt, P.E. dated September 15th 2004 in response to our comments
dated September 8th 2004. A copy of the response letter is attached herewith.
We disagree that the Downtown DRI trips are included in the report. The future
roadway trips consist of three components; an estimation of future background traffic by
inflating the existing traffic volumes by a factor that accounts for the background growth,
trips from committed projects, and the project trips. The traffic study has omitted trips
from five committed projects in the downtown area. Therefore, we request the future
traffic analysis to include trips from all committed projects in addition to the background
traffic and the project traffic. The applicant may perform an ARTPLAN analysis of the
segments of roadways encompassing the intersections in question, or separate
intersection analysis for each affected intersections. For either option the trips
associated with the five missing committed developments should be included.
We conclude that the report is incomplete.
