Medina, Senior Planner City of Miami - Planning & Zoning Department 444 SW 2nd Avenue Miami, Florida 33130 Re: Premiere Towers MUSP Response to Traffic Impact Analysis Review Comments dated September 8, 2004_ Dear Ms. Medina: Please consider this my formal response to the comments contained in the letter, dated September 8, 2004, sent to you by Mr. Raj Shanmugam, P.E. The letter contains 5 key items. My response is as follows: 1.) Since the V/C ratios are all below 1.00, the project does not violate the adopted level of service standards. 2.) The project will comply with all TCMP requirements. 3.) The study does include all committed development traffic. In addition to the 5 projects identified in the reviewer's supporting memorandum, the analysis includes all undeveloped projects in Increment I of the Downtown DRI and Increment II of the downtown DRI. 4.) As stated in the report, existing and future transit trips were taken from the Downtown DRI. Project transit trips were assigned consistent with the vehicle trip assignment. The reviewer has found this acceptable and this item has been resolved. 5.) Copies of the data are attached to this letter. As far as I am concerned, this resolves this issue. In conclusion, I believe all five items contained in the review letter have been addressed. It is my understanding that by responding to the above referenced letter, I have adequately addressed the outstanding issues raised by the City's reviewer.
