WITNESSETH: That the Grantor, for and in consideration of the sum of One Dollar (S 1.00) and other valuable consideration, receipt of which is hereby acknowledged, and for the specific purpose herein stated, does hereby realise, release, convey and quit -claim unto the Grantee forever,; allof its right, title and interest in that certain land situate in Miami- Dade County, Florida, to wit: As described in Exhibit "A" attached hereto and made a part hereof. Subject to current zoning regulations, subdivision restrictions, plat restrictions and easements, if any, which are not hereby intended to be reimposed and taxes for the current year and subsequent years. This Deed conveys only the interests of the Grantor in the Property described herein, and shall not warrant title thereto. This Deed ismade for the specific purpose of allowing the Grantee to make improvements to the Property for the purpose of tying in the sidewalk improvements to the overall project known as the Burle Marx Project, and Grantee covenants that it will use the Property exclusively for said purpose. Grantee acknowledges that the foregoing constitutes the consideration for the conveyance of the Property to the Grantee and is and shall be construed as a covenant running with the land. In the event that Grantee ceases to utilize the property for the intended purpose title to the property shall automatically revert to the Grantor. TO HAVE AND TO HOLD, the same together with all and singular tenements, hereditaments and appurtenances thereto belonging or in anywise appertaining, and all the estate, right, title, interest, lien, equity, and claim whatsoever of the Grantor, either in law or in equity, to the use, benefit and behalf of the Grantee forever.
