CASE NO: 2003-0695 Pursuant to Article 4, Section 401 of Ordinance 11000, as amended, the Zoning Ordinance of the City of Miami, Florida, the subject proposal has been reviewed for an amendment to the Zoning Atlas as follows: The request is to change the Zoning designation as follows: The subject property consists of one lot facing Main Highway (Complete legal description on file at the Hearing Boards Office), from R 1 "Single Family Residential" with an SD-18 "Minimum Lot Size Overlay to SD-2 "Coconut Grove Central Commercial District". The following findings have been made: • It is found that immediately adjacent to the northeast, north and northwest of the subject property there is an area designated SD-2 "Coconut Grove Central Commercial District". • It is found that the change to SD-2 "Coconut Grove Central Commercial District" is a logical extension of that category. • It is found that the requested change to SD-2 "Coconut Grove Central Commercial District" will bring all of the St. Stephen Church properties under the same zoning designation.
