A parcel of NOT SUBDIVIDED land Tying in the Northwest one -quarter (NW 1/4) of the
Southeast one -quarter (SE 1/4) of Section 35, Township 53 South, Range 41 East Miami -Dade
County, Florida and being more particularly described as follows:
Commence at the Southwest corner or the Northwest one -quarter (NW 1/4) of the Southeast one -
quarter (SE ' ) of Section 35, Township 53 South, Range 41 East, as shown on the Florida
Department of Transportation Right of Way Map Section 87085, as recorded in Road Map Book
112 at Page 83 of the Public Records of Miami -Dade County, Florida; THENCE run
N87°35'23"E along the South line of said Northwest one -quarter (NW '/a) of the Southeast one -
quarter (SE 1/4) of Section 35, Township 53 South, Range 41 East for a distance of 368.18 feet;
THENCE run N2°24'37"W perpendicular to the last described course for a distance of 45.00 feet
to the POINT OF BEGINNING of the parcel of land hereinafter to be described; THENCE run
S87°35'23"W along the actual back of sidewalk line also being a line Tying 45.00 feet north of
and parallel with the above described fractional line for a distance of 168.28 feet; THENCE run
N2°24'37"W perpendicular to the last described course for a distance of 25.00 feet to a point on a
circular curve concave to the Northeast and having a radius of 50.00 feet and a chord bearing of
N56°27'57"W; THENCE from a tangent bearing of S87°35'11"W run Westerly and
Northwesterly along the arc of said circular curve to the right through a central angle of 71°53'45"
for a distance of 62.74 feet to the point of intersection with the Limited Access Right of Way line
of State Road 836 as shown on the State of Florida State Road Department Right of Way Map,
Section 87800-2505, as recorded in Road Plat Book 81, at Page 73 of the Public Records of
Miami -Dade County, Florida; THENCE run N6°23'15"E along said Limited Access Right of
Way line of S.R. 836 for a distance of 89.16 feet to a point of cusp; THENCE run S01°44'44"E
for a distance of 88.55 feet; THENCE run S47°37'00"E for a distance of 25.11 feet to the point of
intersection with a circular curve concave to the South and having a radius of 1,195.00 feet and a
chord bearing of N89°19'34"E; THENCE from a tangent bearing of N88°09'36"E run Easterly
along the arc of said circular curve to the right through a central angle of 02°19'56" for a distance
of 48.64 feet to the point of intersection with a line radial to the last described curve and to the
next curve; THENCE run SOO°28'39"W along said radial line for a distance of 3.00 feet to the
point of intersection with a circular curve concave to the South and having a radius of 1,192.00
feet and a chord bearing of S88°00'29"E; THENCE from a tangent bearing of S89°30'29"E run
Easterly along the arc of said circular curve to the right through a central angle of 02°59'59" for a
distance of 62.41 feet to the point of intersection with a line radial to the last described curve and
to the next curve; THENCE NO3°29'48"E along said radial line for a distance of 3.00 feet to the
point of intersection with a circular curve concave to the South and having a radius of 1,195.00
feet and a chord bearing of S84°42'29"E; THENCE from a tangent bearing of S86°30'28"E run
Easterly along the arc of said circular curve to the right through a central angle of 03°35'59" for a
distance of 75.08 feet to a point on a line lying 70.00 feet north of and parallel with said South
line of Northwest one -quarter (NW 1/4) of the Southeast one -quarter (SE 1/4) of said Section 35;
THENCE run S02°24'37"E for a distance of 25.00 feet to the POINT OF BEGINNING.
