CASE NO: 2004-0768 Pursuant to Article 4, Section 401 of Ordinance 11000, as amended, the Zoning Ordinance of the City of Miami, Florida, the subject proposal has been reviewed for an amendment to the Zoning Atlas as follows: The request is to change the Zoning designation as follows: Lot 3 on Block 1, DOUGLAS MANOR SUBDIVISION (7 - 157), from R-2 "Two -Family Residential" to C-1 "Restricted Commercial". The following findings have been made: • It is found that immediately adjacent to the east of the subject property there is an area designated C-1 "Restricted Commercial". • It is found that the character of SW 27th Terrace is residential. • It is found that the change to C-1 "Restricted Commercial" is not a logical extension of that category and will be an intrusion of commercial activities into a well-defined R-2 "Two -Family Residential" area.
