Bayshore Drive CASE NO: 2004-0777 Pursuant to Article 4, Section 401 of Ordinance 11000, as amended, the Zoning Ordi- nance of the City of Miami, Florida, the subject proposal for an amendment to the Zoning Atlas has been reviewed as follows: The request is to change the Zoning designation as follows: Several parcels fronting Tigertail Avenue and South Bayshore Drive (complete legal description on file with the Hearing Boards Office), from R-1 "Single -Family Residential", SD-3 Coconut Grove Major Streets Overlay District", SD-18 "Minimum Lot Size Overlay District" and SD18.1 "Minimum Lot Size Overlay District" to Gil "Government and Institutional". The following findings have been made: • It is found that immediately adjacent to the west and under the same ownership, the area is designated GII "Government and Institutional". • It is found that the requested change will represent a logical extension of the activities of the Ransom Everglades School. • It is found that the requested change will unify the zoning designation of the Ransom Everglades School campus. • It is found that the requested change will increase the possibility of the Ransom Everglades School properties being developed and enhanced in a manner that will directly benefit the adjacent area. Based on these findings, the Planning and Zoning Department is recommending approval of the application as presented. ANALYSIS FOR ZONING CHANGE CASE NO. 2004-0777 Yes No N/A In harmony with Comp.
