Amendment to Article 11 of Zoning Ordinance No. 11000.

Consideration of an ordinance amending Ordinance No.
11000, as amended, the Zoning Ordinance of the City of
Miami, by amending Article 11, Section 1102 of the Zoning
Ordinance, entitled "Nonconforming Lots" relating to the R-
2 Duplex zoning district by permitting by Class II permit, no
more than one single-family unit on an individual
nonconforming R-2 Duplex lot; and by modifying
provisions regarding replatting of nonconforming Tots to
allow reductions in the degree of nonconformity; containing
a repealer provision, a severability clause; and providing
for an effective date.
Approval.
The proposed amendment is in order to allow reduced
degrees of nonconformity in lots when replatting is
required as the result of a street or alley closure and for
single family homes to be allowed to be built on
nonconforming adjacent duplex lots under the same
ownership. These modifications will allow for greater
flexibility in certain existing conditions that need such
considerations.
Recommended approval to VOTE: 7-0
City Commission.
