REPORT OF PROPOSED RECORD PLAT OF
RITZ SUBDIVISION
LOCATED AT THE EASTERLY CORNER OF
SW 3 AVENUE AND SW 18 ROAD
The accompanying Plat entitled RITZ SUBDIVISION was prepared by Gunter Group,
Inc. It Is In correct form for submission to the City Commission and is forwarded with a
recommendation that it be approved.
PERTINENT INFORMATION REGARDING THE PLAT:
(1) The property platted is a replat and a subdivision of the property described in the
attached Legal Description. The area platted consists of two (2) tracts containing
approximately 45,738 square feet (1.05± of an acre). it is zoned C-1 and R-1.
(2) The location of the streets and their widths conform to the standards of the
Department of Public Works of the City of Miami, Florida.
(3) As certified to by Rolando Ortiz, Registered Surveyor and Mapper, this Plat
compiles with the plat filing laws of the State of Florida.
(4) The City Zoning Board of Miami, Florida, after Public Hearing, has recommended
the closing of that portion of SW 2 Court, lying between the Northeasterly right-of-
way line of SW 18 Road and the Southwesterly limited access right-of-way line of
the North -South Expressway (I-95). This action was confirmed by City Commission
Resolution No. 02-1183, dated October 29, 2002.

(5) The Certificate of Title Examination dated ,f/ti/f ,2, 405 , signed
by eD -' - - 'L .. Attorney, Indicates that the fee simple title
to the property platted Is correctly vested in Coral Ritz Properties, Inc., a Florida
corporation, and that the Plat has been correctly executed.
(6) The area platted is not encumbered by mortgages.
(7) in accordance with the requirements of Chapters 54 and 55 of the Code of the City
of Miami, Florida, a Cashier's Check in the amount of $7,400.00 has been tendered
by the owner, coral Ritz Properties, Inc. This Cashier's Check has been deposited
with the Director of Finance and will guarantee the completion of the subdivision
improvements according to the provisions of the Agreement between the City of
Miami and the aforementioned owner. The improvements required at the
property platted are listed as follows:
REMOVE APPROXIMATELY 50 SQUARE YARDS OF EXISTING ASPHALTIC CONCRETE
PAVEMENT
CONSTRUCT APPROXIMATELY 200 SQUARE FEET OF 4-INCH CONCRETE SIDEWALK
CONSTRUCT APPROXIMATELY 125 LINEAR FEET OF STANDARD &INCH CURB AND
GUTTER
PROVIDE AND INSTALL APPROXIMATELY 160 SQUARE FEET OF SOLID SOD
(INCLUDING TOP DRESSING)
PROVIDE AND INSTALL FOUR (4) SILVER BUTTONWOOD TREES (INCLUDING ROOT
GUARDS
CONSTRUCT APPROXIMATELY 75 SQUARE YARDS OF 1-INCH ASPHALTIC CONCRETE
PAVEMENT AND 8-INCH LIMEROCK BASE
REMOVE "CONCRETE BASE POST"
(8) The attached Resolution has been prepared for the acceptance of the Plat by the
City Commission of Miami, Florida.
