THE CITY OF MIAMI, FLORIDA DEPARTMENT OF PUBLIC WORKS FEBRUARY 27, 2004 REPORT OF PROPOSED RECORD PLAT OF MURPHY ESTATES LOCATED AT THE END OF BATTERSEA ROAD AT BiSCAYNE BAY A SUBDIVISION IN THE CITY OF MIAMI, FLORIDA , The accompanying Plat entitled MURPHY ESTATES was prepared by E. R. Brownell and Associates, Inc. It Is in correct form for submission to the City Commission and Is forwarded with a recommendation that it be approved. PERTINENT INFORMATION REGARDING THE PLAT: (1) The property platted is a replat of the property described in the attached Legal Description. The area platted consists of one (1) lot containing approximately 37,885 square feet (0.87± of an acre). It is zoned R-1; SD-18. (2) The location of the streets and their widths conform to the standards of the Department of Public Works of the City of Miami, Florida. (3) As certified to by Thomas Brownell, Registered Surveyor and Mapper, this Plat complies with the plat filing laws of the State of Florida. (4) The City Zoning Board of Miami, Florida, after Public Hearing, has recommended the closing of the 12-foot wide utility easement, Tess the North 6 feet, and the Northwesterly 1 foot of the 10-foot wide drainage easement, both of Block 3, FIRST ADDITION TO PINECREST MANOR, according to the plat thereof, as recorded in Plat Book 59, Page 63, of the Public Records of Miami -Dade County, Florida. This action has been scheduled for confirmation by the City Commission at the June 24, 2004 City Commission meeting. Yelen, Attorney, Indicates that the fee simple title to the property platted is correctly vested In Linda F. Murphy, a single woman, and that the Plat has been correctly executed. (6) The area platted is not encumbered by a mortgage. (7) As a result of a field investigation by the Department of Public Works, It has been determined that no improvements shalt be required at this time. Therefore, this Plat is forwarded to the City Commission of Miami, Florida without the usual formality of a Contract and a Bond being provided.
