REPORT OF PROPOSED RECORD PLAT OF
MATISSE SUBDIVISION
LOCATED AT THE' NORTHWEST CORNER OF
SW 26 TERRACE AND SW 37 AVENUE
The accompanying Plat entitled MATISSE SUBDIVISION was prepared by Caribbean
Land Surveyors, Inc. It Is In correct form for submission to the City Commission and is
forwarded with a recommendation that it be approved.
PERTINENT INFORMATION REGARDING THE PLAT:
(1) The property platted is a replat of the property described in the attached Legal
Description. The area platted consists of one (1) tract containing approximately
16,265 square feet (0.37± of an acre.) It is zoned C-1.
(2) The location of the streets and their widths conform to the standards of the
Department of Public Works of the City of Miami, Florida.
(3) As certified to by Walter E. Venega, Registered Surveyor and Mapper, this Plat
complies with the plat filing laws of the State of Florida.
(4) The Certificate of Title Examination dated May 21, 2004, signed by Ricardo A.
Gonzalez, Attorney, indicates that the fee simple title to the property platted is
correctly vested in Paneral Developers, L.L.C., a Florida limited liability company,
and that the Plat has been correctly executed.
(5) The City Zoning Board of Miami, Florida, after Public Hearing, has recommended
the closing of the 5-foot wide utility easement of Lot 10, Block 1, GABLES MANOR,
according to the plat thereof, as recorded In Plat Book 47, Page 36, of the Public
Records of Miami -Dade County, Florida. This action was confirmed by City
Commission Resolution No. 04-0195.

(61 The area platted is encumbered by a mortgage and the mortgage holder has
executed the plat and Joined in its dedication.
(7) In accordance with the requirements of Chapters 54 and 55 of the Code of the City
of Miami, Florida, a Letter of Credit, ISB20040056, In the amount of $21,199.00 has
been executed by Paneral Developers, L.L.C., Principal, and Ocean Bank. This Letter
of Credit will accompany the Agreement between the City of Miami, Florida and
the Principal to guarantee the following:
REMOVE APPROXIMATELY 912 SQUARE FEET OF EXISTING CONCRETE SIDEWALK
REMOVE APPROXIMATELY 40 LINEAR FEET OF EXISTING CONCRETE CURB AND
GUTTER
REMOVE APPROXIMATELY 112 SQUARE YARDS OF EXISTING ASPHALTIC CONCRETE
SURFACE
CONSTRUCT APPROXIMATELY 135 LINEAR FEET OF 6-INCH CONCRETE CURB AND
GUTTER
CONSTRUCT APPROXIMATELY 942 SQUARE FEET OF NEW 4-INCH CONCRETE
SIDEWALK (INCLUDING HANDICAP RAMP)
CONSTRUCT APPROXIMATELY 872 SQUARE FEET OF NEW 6-INCH CONCRETE
SIDEWALK
PROVIDE AND INSTALL APPROXIMATELY 461 SQUARE FEET OF SOLID SOD IN PLACE,
INCLUDING PLANTING SOIL AND TOP DRESSING)
PROVIDE AND INSTALL APPROXIMATELY 44 LINEAR FEET OF 18-INCH PERFORATED
ALUMINUM FRENCH DRAIN PIPE
PROVIDE AND INSTALL ONE (1) TYPE -D" CATCH BASIN WITH TYPE "V" FRAME AND
GRATE
PROVIDE AND INSTALL ONE (1) PLUG
PROVIDE AND PLANT TWO (2) PINK TRUMPET TREES (TABEBUTA PALLIDA)
(8) The attached Resolution has been prepared for the acceptance of the Plat by the
City Commission of Miami, Florida.
