Sewer Availability
Dear Mr. Herndon:
This is to inform you that to the best of our knowledge and according to our
investigations, the MD-WASD pump station recently constructed on this site has the
capacity to collect and transmit the sewage flow generated by the Island Gardens
project. According to Mr. Leonard Helmers with the City of Miami Public Works
Department, this pump station was designed and sued to collect the projected flow
expected for the development to take place on the entire Watson Island. Furthermore,
it included the proposed Mega Marina and the Hotels.
Furthermore, based on the information available at DERM, this MD-WASD Pump
Station No, 1203 has a total capacity to pump 579,000 gallons per day (gpd) before it
will have to be improved. Unfortunately, the pump station is still in the process of
conveyance to MD-WASD. Therefore, MD-WASD has not reported to DERM, the
flow that is currently connected to the pump station. Nevertheless, the flows generated
by the existing Parrot Jungle and the Miami Children's Museum are expected to be
low and no more than 20,000 gpd or approximately 4% of the pump station capacity.
Based on the proposed development, we estimate that the Island Gardens project will
generate approximately 189,164 gpd of sewage flow (33% of the pump station
capacity). See attached sewage flow calculations. Therefore we are of the opinion that
unless some other major development comes on line before the Island Gardens, the
existing pump station has sufficient capacity to collect the flow from this project.

Water Availability
Dear Mr. Herndon:
This is to inform you that to the best of our knowledge and according to our
investigations, the existing water distribution system serving the Island Gardens
project site is properly sized and has sufficient capacity to provide domestic water and
fire protection to the project.
There are three major water mains located inside the project site. Their sizes are 12-
inch, 20-inch and 36-inch in diameter. They run north and south along the west side of
the site and are located approximately 200-foot east of the western seawall.
Furthermore, these water mains are located under the proposed foot print of the Island
Gardens project and will have to be relocated as part of the project or as part of a
separate project. The attached water atlas and hand drafted sketch, shows the
conceptual relocation of the existing water mains.
