WARRANTY DEED
THIS INDENTURE, made this 2 S day of July, 2003, by and between BRICKELL
MAIN STREET, LTD., Florida limited partnership, for itself and as successor by merger to
Tenth and First, LLC, whose post address is 1501 Collins Avenue, 3rd Floor, Miami Beach,
Florida 33139, party of the first part, and the CITY OF MIAMI, a Florida Municipal
Corporation, P. O. Box 330708, Coconut Grove Station, Miami, Florida 33233-0708, of the
County of Miami -Dade, in the State of Florida, party of the second part.
WITNESSETH, that the said party of the first part, for and in consideration of the sum of
ONE DOLLAR ($1.00) and other good and valuable considerations to it in hand paid by the said
party of the second part, the receipt whereof is hereby acknowledged, has granted, bargained and
sold to the said party of the second part, its successors and assigns forever, the following
described land situate, lying and being in the County of Miami -Dade and State of Florida, to wit:
See EXHIBIT "A" attached hereto and made a part hereof
And the said party of the first part does hereby fully warrant the title to said land, and will
defend the same against the lawful claim of all persons whomever.
PURSUANT TO FLORIDA STATUTE 201.02(6), NO DOCUMENTARY STAMP TAX IS
PAYABLE IN CONNECTION WITH THIS DEED, AS IT RELATES TO A TRANSFER
OF REAL PROPERTY TO THE CITY OF MIAMI, A LOCAL GOVERNMENTAL
