PARTIAL RELEASE OF MORTGAGE
KNOW ALL MEN BY THESE PRESENTS:

WHEREAS, DOUGLAS CORAL GABLES LIMITED PARTNERSHIP, a Texas limited partnership,
hereinafter referred to as the Mortgagor, by Mortgage Deed and Security Agreement recorded June 22,
2001 In Offldal Records Book 19736, page 4466 (the "Mortgage", Assignment of Rents, Leases and
Deposits recorded June 22, 2001 In Offldal Records Book 19736, page 4510 (the "Assignment" and UCC-1
Flnandng Statement filed April 21,1999 in Official Records Book 19736, page 4504 (the "UCC'), all of the
foregoing being recorded in the public Records of Miami -Dade County, Florida, granted and conveyed unto
BANKATLANTIC (the "Mortgagee"), the premises therein particularly described; and
WHEREAS, the said Mortgagor has requested said Mortgagee to release the premises hereinafter
described, being part of the mortgaged premises, from the Ilen and operation of said Mortgage, the
Assignment, and the UCC;
NOW, THEREFORE, said Mortgagee, In consideration of the premises, does remise, release,
quitdalm, exonerate and discharge from the lien and operation of the Mortgage, the Assignment, and the
UCC unto the said Mortgagor, its assigns, that certain portion of the premises more particularly described
as follows:
SEE EXHIBIT "A" ATTACHED HERETO AND MADE A PART HEREOF
TO HAVE AND TO HOLD the same, with the appurtenances, unto said Mortgagor, its assigns
forever, released and discharged of and from the Ilen of said Mortgage, Assignment and UCC; provided,
always, nevertheless, that nothing herein contained shall in anywise impair, alter or diminish the effect,
lien or encumbrance of the aforesaid Mortgage, Assignment and/or UCC on the remaining part of said
mortgaged premises, not hereby released therefrom, or any of the rights and remedies of the holder
thereof.

EXHIBIT "A"
Those portions of Lots 11, 12 and 13 less the West 20 feet thereof and the
area formed by a 15.00 foot radius arc concave to the Northeast and
tangent to the South line of Lot 13, and tangent to a line 20.00 feet East of
and parallel to the West line of Lot 13, W. D. SANFORD'S SUBDIVISION,
according to the Plat thereof, as recorded in Plat Book 4 at Page 26, of the
Public Records of Miami -Dade County, Florida; being more particularly
described as follows:
The South 6.88 feet thereof;
and
That part of said Lot 13 lying Southwesterly of a circular curve, being
concave to the Northeast, having a radius of 15.00 feet, a central angle of
89° 49' 40" and an arc length of 23.52 feet and being tangent to the North
line of the South 6.88 feet of said Lot 13 and tangent to the East line of the
West 20 feet of said Lot 13.
Said portions containing approximately 946.5 square feet.
