Amendment to Article 6 of Zoning Ordinance No. 11000.

Consideration of amending Ordinance 11000, as
amended, the zoning ordinance of the city of Miami,
Florida, by amending Article 6 Special Districts, more
specifically sections 614, 623 and 625 in order to modify
language pertaining to parking requirements in order to
allow for certain conditional reductions; containing a
repealer provision and a severability clause; and
providing for an effective date.
Approval.
The proposed amendment is in order to implement
parking requirement modifications for the SD-14, SD-23
and SD-25 zoning districts. The proposed modifications
are in essence a way to allow for parking reductions for
adaptive re -use or rehab of existing retail facilities into
restaurants without need of very much additional parking.
In most cases, existing retail establishments in the Coral
Way and SW 8th Street corridors and within the Latin
Quarter Special District do not have very much if any
parking. This makes conversions into restaurants
impossible without parking variances. This amendment
will allow for certain reductions so that adaptive re -uses of
these establishments can occur.
Recommended approval to VOTE: 8-0
City Commission.
