Pursuant to Article 4, Section 401 of Ordinance 11000, as amended, the Zoning
Ordinance of the City of Miami, Florida, the subject proposal has been reviewed for an
amendment to the Zoning Atlas as follows:
The request is to change the Zoning designation as follows:
Lots 13 and 14, Less the North 5 Feet to City, Block 2, LAWNVIEW
SUBDIVISION, Plat Book 3 - Page 164 and Lot 40 and the East 25 Feet of Lot 39,
Less the South 10 Feet, Block 2, LAWNVIEW SUBDIVISION, Plat Book 3- Page
164, from R-3 "Mutifarnily Medium Density Residential" with SD-12 `Buffer
Overlay and C-1 "Restricted Commercial to SD-14 "Latin Quarter Commercial -
Residential District" (complete legal description on file with the Hearing Boards
Office).
The following findings have been made:
• It is found that immediately adjacent to the south, the area is designated C-1
"Restricted Commercial".
• It is found that the character of the south side of SW 7th Street is not residential and it
is also found that similar petitions have been granted in the past for the south side of
SW 7th Street.
• It is found that the change to SD-14 "Latin Quarter Commercial -Residential District"
is a logical extension of that category in order for SW 8th Street to function as a vital
neighborhood commercial corridor.
• It is found that the change to SD-14 "Latin Quarter Residential -Commercial District"
is also a logical extension of that category and will allow greater flexibility in
developing the property in a manner that will be beneficial to the surrounding area.
Based on these findings, the Planning and Zoning Department is recommending
approval of the application as presented.
