Pursuant to Article 4, Section 401 of Ordinance 11000, as amended, the Zoning Ordi-
nance of the City of Miami, Florida, the subject proposal for an amendment to the Zoning
Atlas has been reviewed as follows:
The request is to change the Zoning designation from I "Industrial' to C-2 "Liberal
Commercial" as follows:
The subject properties consist of nine lots fronting N. Miami Avenue and NW
Miami Court (Complete legal description on file with Hearing Board Office).
The following findings have been made:
• It is found that the requested Zoning change will allow the properties to add
residential uses (by Special Exception) to the mix of uses on the properties as it is
developed; this component has been found to be consistent with overall master plans
for nearby area.
• It is found that the subject properties are ideally suited for mixed use given its
proximity to the Design District and Downtown Miami; the property also has
convenient access to major arterial roadway and highways.
Based on these findings, the Planning and Zoning Department is recommending
approval of the application as presented.
