HomeMy WebLinkAboutAnalysisANALYSIS FOR ZONING CHANGE Approximately 3160, 3170, 3180 & 3190 OAK AVENUE CASE NO: 2003-0720 Pursuant to Article 4, Section 401 of Ordinance 11000, as amended, the Zoning Ordinance of the City of Miami, Florida, the subject proposal for an amendment to the Zoning Atlas has been reviewed as follows: The request is to change the Zoning designation as follows: Lots 7 & 8, 9 and 10 of "C. H. FROWS" according to Plat thereof as recorded in Plat Book 13 at Page 53 of the Public Records of Miami Dade County Florida), from R-1 "Single Family Residential" to R-2 "Two -Family Residential". The following findings have been made: • It is found that immediately adjacent to the west and south of the subject properties, the areas are designated R-1 "Single Family Residential". • It is found that the requested change to R-2 "Two -Family Residential" would increase the permitted density from 9 units to 18 units per acre. • It is found that the change to "Two -Family Residential" is not a logical extension of that category especially with a remaining lot not part of this application. Based on these findings, the Planning and Zoning Department is recommending denial of the application as presented.
