HomeMy WebLinkAboutP&Z Dept AnalysisPLANNING AND ZONING DEPARTMENT ANALYSIS Case No. 2004-0787 VACATION AND CLOSURE OF A PORTION OF ALLEY LOCATED BETWEEN NW 20th STREET AND MIAMI CANAL, WESTERLY OF NW 27ts AVENUE. Pursuant to Section 55-15 (c) of the Miami City Code, the Planning and Zoning Department has reviewed the proposed alley vacation and closure to determine whether it is in the public interest, or whether the general public would benefit from the vacation of the right-of-way. The following findings have been made: • It is found that the proposed alley to be vacated are located within the boundaries of a mixed -use development project knows as Agua Clara. • It is found that the mixed -use project will act as a gateway to Allapattah and will enhance greatly the urban fabric of the City. • It is found that the proposed mixed -use project recognizes the need for urban spaces in the City of Miami and is proving such spaces as part of the project. It is also found that the Planning and Zoning Department Internal Design Review Committee recommended in favor of the overall project including the alley. • It is found that the proposed vacation of the alleys are therefore in the public interest. Based on these findings, the Planning and Zoning Department recommends approval of the request.
