REPORT OF PROPOSED RECORD PLAT OF
TOWER TWENTY-SEVEN
LOCATED ALONG THE SOUTH SIDE OF
SW 27 STREET BETWEEN SW 27 AVENUE AND SW 27 COURT
The accompanying Plat entitled TOWER TWENTY-SEVEN was prepared by Alberto
Lorenzo-Luaces. It is in correct form for submission to the City Commission and is
forwarded with a recommendation that It be approved.
PERTINENT INFORMATION REGARDING THE PLAT:
(1) The property platted is a replat of the property described in the attached Legal
Description. The area platted consists of two (2) tracts containing approximately
56,929 square feet (1.31 ± acres). It is zoned C-1.
(2) The location of the streets and their widths conform to the standards of the
Department of Public Works of the City of Miami, Florida
(3) As certified to by Alberto Lorenzo-Luaces, Registered Surveyor and Mapper, this
Plat compiles with the plat filing laws of the State of Florida.
(4) The City zoning Board of Miami, Florida, after Public Hearing, has recommended
the closing of the two alleys dedicated by Deed Book 817, Page 76. This action was
confirmed by City Commission Resolution No. 04-0112.
(5) The Certificate of Title Examination dated ,f/i// /'9' .Zp4* , signed
by iYYs l _7. ,—I , Attorney, indicates that the fee
simple title to the property platted is correctly vested In G. B. Real Estates
Ventures, L.L.C., a Florida limited liability company, and that the Plat has been
correctly executed.

(6) The area platted is encumbered by mortgages and the mortgage holders have
executed the plat and joined In Its dedication.
(7) In accordance with the requirements of Chapters 54 and 55 of the Code of the City
of Miami, Florida, a Cashier's Check in the amount of $41,632.00 has been tendered
by the owner, G. B. Real Estate Ventures, L.L.C. Thls Cashier's Check has been
deposited with the Director of Finance and it will guarantee the completion of the
subdivision improvements according to the provisions of the Agreement between
the City of Miami and the aforementioned owner. The improvements required at
the property platted are listed as follows:

REMOVE APPROXIMATELY 120 SQUARE FEET OF CONCRETE DRIVEWAY

CONSTRUCT APPROXIMATELY 75 LINEAR FEET OF 6-INCH CONCRETE CURB AND
GUTTER
CONSTRUCT APPROXIMATELY 1423 SQUARE FEET OF NEW 4-INCH CONCRETE
SIDEWALK (INCLUDING HANDICAP RAMPS)
CONSTRUCT APPROXIMATELY 165 SQUARE FEET OF NEW 6-INCH CONCRETE
SIDEWALK
PROVIDE AND INSTALL APPROXIMATELY 700 SQUARE FEET OF SOLID SOD IN PLACE
(INCLUDING PLANTING SOIL AND TOP DRESSING)
CONSTRUCT APPROXIMATELY 650 SQUARE YARDS OF NEW ASPHALT PAVEMENT
(1-INCH ASPHALTIC CONCRETE PAVEMENT AND 8-INCH LIMEROCK BASE)
PROVIDE AND INSTALL APPROXIMATELY 100 LINEAR FEET OF 18-INCH PERFORATED
ALUMINUM FRENCH DRAIN PIPE
PROVIDE AND INSTALL TWO (2) TYPE "D" CATCH BASINS WITH TYPE 'V" FRAME AND
GRATE
PROVIDE AND INSTALL APPROXIMATELY 10 LINEAR FEET OF 6-1NCH SANITARY
LATERAL

(8) The attached Resolution has been prepared for the acceptance of the Plat by the
City Commission of Miami, Florida.
