For the purpose of operating a boat repair and maintenance business including, servicing and care of boats, boat engines and systems. Licensee: Botech Marine Center. Inc. Customer # TBD Property: 3501 Rickenbacker Causeway Miami, Florida 33149 Type of Agreement: RLA Area/Square feet: Repair Shop 638 sq ft Boat Dock Racks Area 730 sq ft Equipment(s): Three (3) Boat Racks City of Miami's Marina Operations will provide three (3) boat racks within the Boat Dock Racks Area for Licensee use during the term of the RLA. Effective Date: The RLA becomes effective on the day it is made and entered into, upon full execution by all parties. Initial Term: One (1) Year from the Effective Date Renewal Date: N/A Renewal Term: One (1) one-year renewal period is available upon official request submitted 90 days prior to the RLA ending and subject to approval by the City Manager_ Monthly Use Fee*: Repair Shop $2,312.50 + Sales/Use Tax (if applicable) Boat Dock Racks Area $1,940.00 + Sales/Use Tax (if applicable) Grand Total: $4,252.50 Monthly + Sales/Use Tax (if applicable) Manner of Payment: Commencing on the Effective Date, and on the first day of each following month, Guarantee Deposit: $8,505.00 is payable on the Effective Date of the RLA. Annual Increase: A three percent (3%) increase in both the Monthly Use Fee and Guarantee Deposit will be implemented on the Effective Date Anniversary. Percentage Rent: N/A Utilities: Licensee at its sole cost, shall provide cleaning services for the Area. Licensee shall pay for all telephone services or other utility service Tenant may require including the Page 1 of 2 installation of any necessary lines and equipment. Tenant, at its sole cost and expense, shall hire a pest control company, as needed, to ensure that the Area will at all times be in a clean and sanitary condition and free from vermin. * If tax-exempt, the Licensee must furnish the tax exemption certificate before executing the Revocable License Agreement. This document functions as a Non -Binding Term Sheet for licensing, delineating the fundamental terms of a proposal with the City of Miami for the aforementioned property.
