W. 22n Street. Dear Ms Fernandez: I represent Coral View, LLC (the Aston Condominiums), which owns property at 3000 Coral Way. Coral View, LLC is aggrieved by the referenced decision of the zoning board as its property will be substantially affected by the grant of these zoning variances. Let this letter serve as the notice of appeal on behalf of my client pursuant to Article 18 of the Zoning Code of the City of Miami of the grant of the referenced zoning variances at the zoning board's April 12, 2004 meeting. In its decision the zoning board ignored the standards for the granting of variances set forth in the city's zoning code, in this matter and approved the variances. Based on the forgoing, the grounds for this appeal are as follows. The zoning board erroneously made its determination because it fails to meet the standards fo granting variances set forth in the zoning code. For those reasons appellant, Coral View, LLC, through its undersigned attorney, hereby appeals the referenced zoning board decision. Furthermore, Coral View, LLC, reserves its right to supplement this appeal letter with briefs or memoranda prior to city commission consideration of this appeal. Sincerely, W.
