Re: Infinity at Brickell - MUSP Nonsubstantial Changes
Dear Ana:
On behalf of the owner, Infinity at Brickell LLC, and pursuant to my meeting of May 4, 2004
with Lourdes Slazyk we are requesting approval of the plans which provide for nonsubstantial changes to
the pending Major Use Special Permit for the property located at approximately 40 S.W. 13th Street,
Miami, Florida. Due to design development changes the plans are changing as follows:
1. Increase in units from 433 to 459, which is only a 6% increase.
2. Increase in floor levels for two additional floors for parking, storage and office
liner. Overall reduction in height, due to floor to floor dimensional change of 8",
which adds up to a reduction of 7 feet overall.
3. Increase in parking spaces from 585 to 590. The required number of parking
spaces is 529 spaces.
4. Increase in approximately 13,400 S.F. of office space as a liner for the additional
parking floors.
The building envelope and exterior will remain the same in the tower area, with a minor
modification on the East facade of the parking pedestal due to the introduction of a stair tower and garage
vent chases, which are treated architecturally to be integrated into the overall architectural language of the
garage pedestal, and the increase in one floor of parking levels. Due to the market demands, (13) 2
bedroom units have been converted to 1 bedroom units. The F.A.R. for the building remains essentially
the same as that which was submitted with the original MUSP books. As part of the design development
process, we have lost parking spaces on the typical level due to structural and mechanical engineering
issues, which has developed a modification of the garage pedestal to offset the lost of parking capacity.
We have enclosed with the plans a comparison chart between the original MUSP submittal and
the proposed alternative plan. We are requesting that you forward this request to Mr. Francisco Garcia
for his review as the Zoning Administrator, so that he can confirm the nonsubstantial modification of the
