PETITION
Consideration of amending Ordinance 11000, as amended, the zoning ordinance of the City of
Miami, Florida, by amending articles 4, 5, 6 and 21, in order to modify language pertaining to
planned unit development bonuses and to modify other bonus provisions including new
requirements for consideration of certain bonuses in the SD-5 and SD-7 zoning districts, and
within those portions of the R-3 and R-4 zoning districts located along Brickell Avenue between
SE 15th Road and SE 26th Road; and further by modifying Article 21, Section 2105 in order to
provide a specified time frame for amendments to Zoning Ordinance No. 11000 affecting Major
Use Special Permits; containing a repealer provision and a severability clause; and providing for
an effective date.

BACKGROUND
AND ANALYSIS
The proposed amendment is in order to implement the results of the Brickell Bonus Study as
presented to the Planning Advisory Board and the City Commission. This amendment eliminates
certain bonuses in the Brickell area and modifies the criteria for other bonuses. (See previously
distributed copy of Brickell Bonus Study for additional information on other bonus provisions). The
proposed amendment also modifies Section 2105 of the ordinance in order to provide a specified
time frame of six years for amendments to zoning ordinance 11000 affecting major use special
permits and subsequent phases of phased projects.
