Approximately 550-570 SW 7 St.
CASE NO: 2004-0758
Pursuant to Article 4, Section 401 of Ordinance 11000, as amended, the Zoning
Ordinance of the City of Miami, Florida, the subject proposal has been reviewed for an
ar endment to the Zoning Atlas as follows:
The request is to change the Zoning designation as follows:
Lots 7 and 8, on Block 48, "City of Miami South subdivision", Plat Book B, Page 41
from R-3 "Multifamily Medium -Density Residential" with a SD-12 "Buffer Overlay
District" to C-1 "Restricted Commercial" with a SD-25 "Southwest 8th Street
Special Overlay District".
The following findings have been made:
• It is found that immediately adjacent to the south, the area is designated C-1
"Restricted Commercial" with SD-25 "Southwest 8th Street Special Overlay District".
• It is found that the character of the south side of SW 7th Street is not residential and it
is also found that similar petitions have been granted in the past for the south side of
SW 7th Street.
• It is found that the change to C-1 "Restricted Commercial" with SD-25 "Southwest
8th Street Special Overlay District" is a logical extension of that category in order for
SW 8th Street to function as a vital neighborhood commercial corridor.
• It is found that the change to C-1 "Restricted Commercial" with SD-25 "Southwest
8th Street Special Overlay District" is also a logical extension of that category and will
allow greater flexibility in developing the property in a manner that will be beneficial
to the surrounding area.
Based on these findings, the Planning Department is recommending approval of the
application as presented.
