Pursuant to Article 4, Section 401 of Ordinance 11000, as amended, the Zoning
Ordinance of the City of Miami, Florida, the subject proposal has been reviewed for an
amendment to the Zoning Atlas as follows:
The request is to change the Zoning designation as follows:
Lots 1, 2 and 3 on Block 1, "WINTER SUBDIVISION", Plat Book 85, Page 60 from
R-4 "Multifamily High -Density Residential" to C-1 "Restricted Commercial".
The following findings have been made:
• It is found that there is no area designated C-1 "Restricted Commercial" immediately
adjacent to the subject property.
• It is found that the proposed change of the subject property to C-1 "Restricted
Commercial" will represent an isolated area with that designation in the middle of an
area designated "High Density Multifamily Residential".
• It is found that the requested change is not a logical application of the commercial
designation into a residential designated area.
Based on these findings, the Planning Department is recommending denial of the
application as presented.
