REPORT OF PROPOSED RECORD PLAT OF
CORAL STATION AT BRICKELL WAY
LOCATED ALONG THE WEST SIDE OF
BRICKELL WAY (SW 1 AVENUE) BETWEEN
SW 13 STREET (CORAL WAY) AND SW 15 ROAD
A SUBDIVISION IN THE CITY OF MIAMI, FLORIDA
The accompanying Plat entitled CORAL STATION AT BRICKELL WAY was prepared
by Peninsular- Land Surveyors, Inc. It is in correct form for submission to the City
Commission and is forwarded with a recommendation that it be approved.
PERTINENT INFORMATION REGARDING THE PLAT:
(1) The property platted is a replat of the property described in the attached Legal
Description and consists of one (1) tract containing 3.01±acres (131,366 square feet
more or less). It is zoned C-1; 0/SD-7.
(2) The location of the streets and their widths conform to the standards of the
Department of Public Works of the City of Miami, Florida.
(3) As certified to by Nestor G. Rodriguez, Professional Surveyor and Mapper, this Plat
complies with the plat filing laws of the State of Florida.
(4) The utility easement of TRACT C, BRICKELL WEST TWO, Plat Book 158 at Page 81, will
be officially vacated and closed under Section 55-15(e), Alternate Method for
Vacation and Closure of Platted Easements, of Chapter 55, Subdivision Regulations,
of the Code of the City of Miami, Florida, when the plat of CORAL STATION AT
BRICKELL WAY is recorded in the Public Records of Miami -Dade County, Florida.

(5) The Certificate of Title Examination dated / /.1e-/"G/ 3 2�14 ,
signed by AWI./1 , Attorney, indicates that
the fee simple title to the property platted is correctly vested In Coral Station, Ltd.,
L.L.C., a Florida limited liability company and Miami -Dade County, Florida, a Political
Subdivision of the State of Florida, and the Plat has been correctly executed.
(6) The area platted is encumbered by a mortgage and the mortgage holder has
executed the Plat and joined In its dedications.
(7) In accordance with the requirements of Chapters 54 and 55 of the Code of the City
of Miami, Florida, the Cashier's Check In the amount of S34,040.00, tendered in
connection with the plat of BRICKELL WEST TWO, has been transferred to CORAL
STATION AT BRICKELL WAY as the subdivision improvements bond and it will
accompany the agreement between Coral Station, Ltd., the owner, and the City of
Miami to guarantee the following:
CONSTRUCT APPROXIMATELY 360 SQUARE FEET OF 4-INCH CONCRETE SIDEWALK
CONSTRUCT APPROXIMATELY 500 SQUARE FEET OF 6-INCH CONCRETE SIDEWALK
CONSTRUCT APPROXIMATELY 400 LINEAR FEET OF 6-INCH CONCRETE CURB AND
GUTTER
CONSTRUCT APPROXIMATELY 130 SQUARE YARDS OF NEW PAVEMENT (8-INCH
LIMEROCK BASE AND 1-INCH ASPHALTIC CONCRETE SURFACE)
REMOVE APPROXIMATELY 550 SQUARE FEET OF CONCRETE SIDEWALK
REMOVE APPROXIMATELY 10 LINEAR FEET OF CONCRETE CURB AND CUTTER
PROVIDE AND INSTALL APPROXIMATELY 1,600 SQUARE FEET OF SOLID SOD
(INCLUDING PLANTING SOIL AND TOP DRESSING)
CONSTRUCT 100 LINEAR FEET OF 18-INCH PERFORATED ALUMINUM PIPE FRENCH
DRAIN
PROVIDE AND INSTALL TWO (2) TYPE "F-3" CATCH BASINS
CONSTRUCT 47 LINEAR FEET OF 6-INCH SANITARY SEWER LATERAL
PROVIDE AND INSTALL THERMO-PLASTIC PAINT STRIPING

(8) The attached Resolution has been prepared for the acceptance of the Plat by the
City Commission of Miami, Florida
