Acting Director May 5, 2003 Grovemark, Inc. 2525 Swanson Avenue Miami, FL 33133 Dear Ladies and Gentlemen: TRAPP ESTATES NEW TENTATIVE PLAT #1623 Located along Trapp Avenue between Aviation Avenue and Washington Street EI��iz, z ii" IOE ARRIOLa City Manager The City of Miami Plat and Street Committee, at Its meeting of May 1, 2003, approved the above tentative plat subject to the following revisions being made to the tentative plat, additional information being provided and/or variances being granted. Please be advised that the processing of your tentative plat cannot proceed until these conditions have been satisfied. 1. In the location sketch: a. Expand the sketch to the North, to the South, to the East and to the West. b. Show zoning designations and zoning district lines. c. Provide a sectional/fractional legal description. d. Label the plat area as TRAPP ESTATES. 2. Delete the quotation marks from the proposed plat name in the main sketch. 3. Delete angle values. 4. Provide bearings for all proposed lot lines, and for the centerline and the monument of Trapp Avenue. 5. Provide a square footage area for each proposed lot. 6. Provide the total right-of-way width for Trapp Avenue. 7. Show existing subdivisions to the South. 8. Provide monument and centerline ties to Aviation Avenue. 9. Show the underlying subdivisions in the main sketch. 10. Reference the Plat Book and Page numbers for the Miami -Dade County Flood Criteria. 11. Elevations must be in a 50' x 50' grid and referred to the City of Miami Datum. Also describe the benchmark. 12. Show any utilities in the right-of-way. All encroachments across lot lines must be removed prior to the final plat submittal or a unity of Title must be executed and recorded. 15. Provide ties for the existing metal shed, the B.B.Q., the wood fence and the C.B.S. wall. 16. The zoning designation R-1 must be defined as Single Family Residential and referenced as according to the City of Miami Zoning Ordinance 11000, as amended. 17. Provide species, height, diameter and spread of all trees. 18. Label Aviation Avenue (Trade Street per PB 2, Pg 86) as such. 19. Provide height and distance from the base building line for the 29' concrete strip. 20. Be advised that after the tentative plat approval by the City of Miami, tentative plat application must be made with Miami -Dade County. 21. Provide a Certificate of Good Standing and Corporate Resolution at the time of final plat. In addition to the above requirements, you should be aware of the following: 1. State and local laws require the Installation of various physical improvements inthe public rights -of -way when property is platted. These subdivision improvements include paving, drainage, landscaping, sidewalks, etc. In some cases this could represent a substantial investment on your part. 2. The alteration, relocation or installation of utilities such as storm and sanitary sewers, electric, telephone, water, etc. caused by this plat will be at the property owner's expense. Also, utility easements may be required on the property being platted. 3. A building permit will not be Issued on the property being platted until the final plat is recorded. Also, the Certificate of Occupancy for any building construction will be issued only after all the required subdivision improvements have been completed. 4. Approval for fire flow requirements must be obtained from the Fire -Rescue Department prior to the issuance of a building permit. 5. Additional Items must be provided to the City of Miami Department of Public Works before the final plat is submitted to the City Commission for approval. You will be notified in writing as to what these Items are after the amount of the bond has been determined for the necessary subdivision improvements. 6.
