Approximately 400 and 420 SW 7th STREET
CASE NO: 2004-0753
Pursuant to Article 4, Section 401 of Ordinance 11000, as amended, the Zoning
Ordinance of the City of Miami, Florida, the subject proposal has been reviewed for an
amendment to the Zoning Atlas as follows:
The request is to change the Zoning designation as follows:
The North 100 feet of Lots 1, 2 and 3 on Block 49, CITY OF MIAMI SOUTH, Plat
Book No. B - Page 41, from R-1 "Single -Family Residential" to C-1 "Restricted
Commercial" (complete legal description on file with the Hearing Boards Office).
The following findings have been made:
• It is found that immediately adjacent to the north and west of the subject properties
the area is designated R-3 Multifamily Medium -Density Residential.
• It is found that this petition, if granted, would leave two half lots facing SW 4th
Avenue with the Multifamily Medium -Density Residential designation and the City
should apply to rezone these remnant lots at the next clean up of the Zoning Atlas.
• It is found that the change to C-1 "Restricted Commercial" is a logical extension of
that category due to its location as a gateway into the Little Havana area and facing an
exit of the expressway.
• It is found that the character of the south side of SW 7th Street is not residential and it
is also found that similar petitions have been granted in the past for the south side of
SW 7th Street.
Based on these findings, the Planning and Zoning Department is recommending
approval of the application as presented.
