Pursuant to Article 4, Section 401 of Ordinance 11000, as amended, the Zoning Ordi-
nance of the City of Miami, Florida, the subject proposal for an amendment to the Zoning
Atlas has been reviewed as follows:
The request is to change the Zoning designation from R-2 "Two -Family Residen-
tial" to C-1 "Restricted Commercial" as follows:
The subject properties consist of four parcels fronting SW 22nd Terrace (Complete
legal description on file with Hearing Board Office).
The following findings have been made:
• it is found that this petition is part of a Major Use Special Permit application for the
"The Blue on Coral Way" Project that has been through the design review process
with a recommendation of Approval with conditions by the Planning and Zoning
Department.
• It is found that the recommendation of the Planning and Zoning Department for this
application is only as part of the Major Use application and only for that specific
project.
• It is found that the change to C-1 "Restricted Commercial" is a logical extension and
will allow development of a mixed -use project that will benefit the area.
Based on these findings, the Planning and Zoning Department is recommending
approval of the application as presented.
