HomeMy WebLinkAboutPublic Works AnalysisPLAT AND STREET COMMITTEE ANALYSIS FOR CLOSURE AND VACATION OF AN EASEMENT LOCATED NORTH OF S.W. 26 TERRACE WESTERLY AND PARALLEL TO S.W 37 AVENUE On June 5, 2003, the Plat and Street Committee reviewed the tentative plat of "The Matisse" and determined that all technical requirements contained in the Miami City Code Subdivision Regulations have been met and has approved the tentative plat. The members of the Plat and Street Committee have further considered the request for vacation and closure of the easement with respect to Miami City Code requirements and have voted 5 in favor and 0 opposed to this vacation and closure request. • Crttg gliia•mt ALBERT A_ DOMINGUEZ, P.E. Acting Director June 6, 2003 Panerai Developers, LLC 1150 NW 72 Avenue, PH Suite Miami, FL 33126 Dear Ladies and Gentlemen: THE MATISSE NEW TENTATIVE PLAT #1624 Located at the Northwest corner of SW 37 Avenue and SW 26 Terrace JOE ARRIOLA City Manager The City of Miami Plat and Street Committee, at its meeting of June 5, 2003, approved the above tentative plat subject to the following revisions being made to the tentative plat, additional information being provided and/or variances being granted. Please be advised that the processing of your tentative plat cannot proceed until these conditions have been satisfied. 1. In the location sketch: a. Provide a sectional/fractional legal description. b. Expand the sketch to the North, to the South and to the East. c. Label the plat area as MATISSE d. Show zoning designations and zoning district lines. 2. Provide a bearing and a distance along the centerline and the monument line of each adjacent street. 3. Define the zoning designation C-1 as Restricted Commercial and reference it as according to City of Miami Zoning Ordinance 11000, as amended. 4. Provide botanical names for trees. 5. Show total width for SW 37 Avenue (Douglas Road) and reference SRD R/W Plat Book 76, Page 26. 6. A plat approval letter from the F.D.O.T. is required at the time of final plat submittal. A copy of the final plat must be submitted to the F.D.O.T., not a copy of the tentative plat. 7. Delete angle values and provide bearings along all boundary lines. Also provide the basis of bearings. 8. Label the proposed tract as Tract "A". 9. Change the statement "PREPARED FOR" to Owners name and address. 10. Elevations must refer to the City of Miami Datum. 11. All encroachments across lot lines must be removed prior to the final plat. Verify the location of the (East-West) utility easement on the North side of property. 13. Identify the portion of the easement to be closed and vacated and label it as such. Also provide the square footage area. 14. Verify if there are any utilities in the easement to be closed and vacated. 15. Verify the location for the monument lines along SW 37 Avenue. 16. Provide an expressed purpose statement for the easement to be closed and vacated. 17. An updated opinion of title, in the City of Miami opinion of title form, must be provided at the time of the final plat submittal. 18. Be advised that current backup documentation will be required for all who execute the final plat. A resolution for authority to execute documents and a Certificate of Good Standing from the Secretary of State is required, if applicable. 19. Tentative plat application must be made with Miami -Dade County after receiving approval from the City of Miami Plat and Street Committee. 20. An opinion of title as to the reversionary rights for the easements to be closed and vacated will be required by the Zoning Board. The opinion of title must also address whether or not there are individuals, in addition to the abutting property owners, having an interest in the easements to be closed and vacated. A copy of the opinion of title must be provided to the Public Works Department. 21. A sketch and legal description, with a square footage for the proposed closure, will be required by the zoning Board. Contact Teresita Fernandez, Chief of the Hearing Boards, at 306-416-2030. Provide a copy to the Public Works Department on 81/2"x 11' paper. 22. Provide a tie to the Westerly City limits. 23. Complete the application for the tentative plat. Two witnesses and notary acknowledgment. 24. Show subdivisions to the South and to the East. 25. Delete the word "subdivision" from the plat name in the heading. 26. Change the name of the plat to MATISSE or MATISSE SUBDIVISION. 27. Resubmit the survey prior to final plat submittal showing removal of all structures. 28. The Plat and Street Committee has reviewed the tentative plat of THE MATISSE and determined that all technical requirements contained in the Miami City Code Subdivision Regulations have been met and has approved the tentative plat. State and local laws require the installation of various physical improvements in the public rights -of -way when property is platted. These subdivision improvements include paving, drainage, landscaping, sidewalks, etc. in some cases this could represent a substantial investment on your part. 8. The alteration, relocation or installation of utilities such as storm and sanitary sewers, electric, telephone, water, etc. caused by this plat will be at the property owners expense. Also, utility easements may be required on the property being platted. 9. A building permit will not be issued on the property being platted until the final plat is recorded. Also, the Certificate of Occupancy for any building construction will be issued only after all the required subdivision improvements have been completed. 10. Approval for fire flow requirements must be obtained from the Fire -Rescue Department prior to the issuance of a building permit. 11. Additional items must be provided to the City of Miami Department of Public Works before the final plat is submitted to the City Commission for approval. You will be notified in writing as to what these items are after the amount of the bond has been determined for the necessary subdivision improvements. 12. Tentative plat approval is only valid for one t1) year from the date of the Plat and Street Committee meeting at which time it was approved.
