ANALYSIS FOR ZONING CHANGE
SD-1.1 King Heights Orchard Villa Special District.
CASE NO: 2003-066
Pursuant to Article 4, Section 401 of Ordinance 11000, as amended, the Zoning
Ordinance of the City of Miami, Florida, the subject proposal for an amendment to the
Zoning Atlas has been reviewed as follows:
The request is to change the Zoning designation as follows:
Consideration of amending page no. 12 of the Zoning Atlas from Zoning Ordinance
No. 11000, as amended, the Zoning Ordinance of the City of Miami, Florida, by
amending the zoning classification for only those properties that are currently zoned R-
3 and generally bounded by NW 62" Street to the north, NW 17th Avenue to the west,
NW 12th Avenue to the east (including those properties fronting on 12th Avenue; and
NW 58th Street to the south (excluding all R-2 zoned properties within this area) from
R-3 to SD-1.1 King Heights Orchard Villa Special District; said property more par-
ticularly described in Exhibit "A". (Complete Legal On File With The Hearing Boards
Division; See "Exhibit A") Miami, Florida.
The following findings have been made:
It is found that immediately adjacent to the north is the current SD-1 and that the
subject properties are currently zoned R-3.
• It is found that the proposed SD-1.1 is a modification of the R-3 District to allow for
greater flexibility in developing multifamily and attached single family unit types to
promote revitalization of the King Height Orchard Villa area of Model City.
• It is found that the change to SD-1.1 will allow for greater flexibility for the
development of the subject properties by allowing for more homeownership of
specific unit types that also include live/work components.
Based on these findings, the Planning and Zoning Department is recommending
approval of the application as presented.
