PROFESSIONAL EXPERIENCE:
VICE- PRESIDENT OF DEVELOPMENT BANKING — Bank of America, Miami, FI. May 2000 to present.
Responsible for development of affordable housing, both rental and homeownership units for the South Florida Market.
Directly responsible for all aspects of development, including negotiating land acquisition, structuring joint ventures and
financing, selecting professional consultants, as well as project underwriting and closing. Create financial packages utilizing
structures with 9% tax credits (LIHTC) and tax exempt bond financing with 4% tax credits. Prepare pre -development
budgets and responsible for construction management (new and rehabilitation).
Successfully applied for funds from HUD, State of Fla., County and City Agencies (SAIL, SHIP, SURTAX, HOME) and
from investors (LIHTC).
Prepare Master Plan for neighborhood revitalization, in conjunction with local community group and City Officials. Provide
technical assistance to affordable housing and community development entities, utilizing a working knowledge of the
affordable housing and commercial development business, including real estate finance, market analysis, construction
process, financial analysis and accounting, and public sector housing finance programs.
VICE-PRESIDENT OF FINANCE & TREASURER -Greater Miami Neighborhoods, Miami, FL. 1996--May 2000
Responsible for management of over 95 Million in assets that includes 2800 units of multifamily developments and over
250 first and second mortgages on single family units. Preparation of financial forecasting and budgets for reporting to
equity investors, syndicators and lenders. Cooperate with Equity Partners in underwriting proposed developments (upper
and lower tier level on equity fund). Also responsible for analysis and allocation of resources, staff development and
implementation of policies and procedures.
Organized and developed the Asset Management Department.; responsibilities included preparation of quarterly financial
reports, LIHTC and other funding sources requirements. Implementation and coordination of tenant services programs.
Designed and supervised acquisition of a property management company in order to develop new business opportunities for
the corporation (Carib Management).
Promoted to officer of the Board of Directors. Responsible for overseeing and supervising the finances and all tax and legal
related reporting of the Corporation and its subsidiaries (for profit and non for profit); coordination of audits and of
rendering financial and accounting reports to the Board of Directors as required.
COMPTROLLER - Greater Miami Neighborhoods, Miami, FL - 1993 - 1996.
Received and distributed funds from investors (LIHTC) and banks, as well as from HUD, State, County and City Agencies
(CDBG, SAIL, HOME, SHIP, HOPE III, HOPE VI, AHP, among others) utilized to revitalize inner-city neighborhoods
with new construction and renovation of dilapidated multifamily residential buildings and single family units. Coordinated
joint -ventures with local profit and non-profit developers, created financial packaging, and monitored progress of
construction payments. Prepared financial projections, budgets and timely reports.
CONSULTANT - Strategy Group, Miami, FL - 1993
Participated in an internship program with this international consulting firm. Coordinated market research for a European
engineering firm interested in developing business partners in Mexico and Colombia. Developed market risk analysis, as
well as financial and credit analysis of the targeted firms.
SUPERVISOR - Foliage Design Systems, Miami, FL, 1989-1993
Report to General Manager. Responsible for performance of technicians as well as for inspections of accounts.
Also, responsible for inventory of tools and supplies.

Promoted from Assistant Operations Manager. Responsible for management of the corporate purchasing and
budget control departments for this agricultural conglomerate. Established a computerized inventory control
system presently in use in all divisions of the corporation. Supervised local and international sales of sugar.

Planned and controlled international purchases and inventories of additives and base oils for this producer of oil
lubricants used in the automotive and industrial market. Prepared banking, customs and letter of credit
documentation. Also responsible for monthly and quarterly sales reports and projections. Saved thousands of
dollars for the Company by finding, in the Dominican Tax laws, a little known tax exemption for brake fluids.
