HomeMy WebLinkAboutAnalysis• • ANALYSIS FOR ZONING CHANGE Approximately 1390 NW 24th Ave. CASE NO: 2003-059 Pursuant to Article 4, Section 401 of Ordinance 11000, as amended, the Zoning Ordinance of the City of Miami, Florida, the subject proposal for an amendment to the Zoning Atlas has been reviewed as follows: The request is to change the Zoning designation as follows: The subject property consists of one parcel facing NW 24th Avenue (Complete legal description on file at the Hearing Boards Office), from PR "Parks and Recreation" to R-3 "Multifamily Medium. Density Residential". The following findings have been made: • It is found that immediately adjacent to the south and west, the area is designated R-3 "Multifamily Medium Density Residential". • It is found that the Land Use designation for the subject parcel is "Medium Density Multifamily Residential". • It is found that the proposed changed will constitute a logical extension of the R-3 "Multifamily Medium Density Residential" zoning designation. • It is found that this application is in order to avoid discrepancies between the zoning designation and the land use designation. • It is found that the requested change to R-3 "Multifamily Medium Density Residential" will allow greater flexibility in developing this parcel. Based on these findings, the Planning and Zoning Department is recommending approval of the application as presented.
