HomeMy WebLinkAboutPublic Works AnalysisPLANNING AND ZONING DEPARTMENT ANALYSIS Case No. 2003-0731 VACATION AND CLOSURE OF A PORTION OF ALLEYS PARALLEL AND PERPENDICULAR TO THE WEST OF SW 27 AVENUE BETWEEN SW 27 STREET AND SW 27 TERRACE Pursuant to Section 55-15 (c) of the Miami City Code, the Planning and Zoning Department has reviewed the proposed alley vacation and closure to determine whether it is in the public interest, or whether the general public would benefit from the vacation of the right-of-way. The following findings have been made: • It is found that the proposed alleys to be vacated are located within the boundaries of a mixed -use development project knows as Tower 27. • It is found that the vacation of the alleys are required to complete the mixed -use project as part of a Major Use Special Permit to be heard at the Planning Advisory Board of December 3td, 2003. • It is found that the mixed -use project will act as a gateway to Coconut Grove and will enhance greatly the urban fabric of the City by promoting the use of public transportation, do to the fact that this project will benefit from having the 27th Avenue Metrorail Station immediately to the South. • It is found that the proposed mixed -use project recognizes the need for urban spaces in the City of Miami and is proving such spaces as part of the project in the corner of SW 27th Avenue and SW 27th Street. It is also found that thePlanning and Zoning Department Internal Design Review Committee recommended in favor of the overall project including the alleys. • It is found that the proposed vacations of the alleys are therefore in the public interest. Based on these findings, the Planning and Zoning Department recommends approval of the request.
