LEGAL DESCRIPTION N/A PETITION Consideration of an ordinance amending Ordinance No. 11000, as amended, the Zoning Ordinance of the City of Miami, Florida, by amending Articles 4 and 9, in order to modify provisions related to parking regulations, and more specifically to introduce a new subsection 917.10 to allow for exemptions for provision of parking for adaptive re -use of existing structures with parking deficiencies located within the Fire Station No. 2 Motion Picture and Media District. PLANNING RECOMMENDATION Approval. BACKGROUND AND ANALYSIS The proposed amendment would allow for catalyst revitalization efforts of existing structures within the Fire Station No. 2 Motion Picture and Media District without the need for providing additional private parking. This district is located just west of the Performing Arts Center and is a pivotal key to the transformation of the area as a media district. The Planning and Zoning Department recommends approval of this amendment for a two year period in order to allow the CRA to continue it's efforts along with the Department of Offstreet Parking in providing additional public parking in the area to support these adaptive rehab uses. Without this amendment, demolition of existing buildings with unique and distinctive character would have to be done to make space to build more parking. Such demolition would go against the intent of this particular type of entertainment district.
