Pursuant to Article 4, Section 401 of Ordinance 11000, as amended, the Zoning Ordinance
of the City of Miami, Florida, the subject proposal for an amendment to the Zoning Atlas
has been reviewed as follows:
The request is to change the Zoning designation as follows:
The subject property consists of "Tract A", Florida Public Housing Project FLA-518,
Page 26, Dade, (Complete legal description on file at the Hearing Boards Office), from
R-2 "Two -Family Residential" to R-3 "Multifamily Medium Density Residential".
The following findings have been made:
• It is found that the subject property is the south part of a block under the same
ownership.
• It is found that the zoning boundary line splits the property in zoning designations, R-2
"Two -Family Residential" for the south part and R-3 "Multifamily Medium Density
Residential" for the north part.
• It is found that this application is in order to bring the entire property into only one
zoning designation.
• It is found that the change to R-3 "Multifamily Medium Density Residential" will allow
for better opportunity for development of the property.
• It is found that the proposed change is consistent with the City's urban infill objectives
by promoting the infill of such properties with appropriate residential density.
Based on these findings, the Planning and Zoning Department is recommending
approval of the application as presented.
