Introduction
The Tuscan Place Phase l Project will include the construction and development
of a 13 -story apartment tower and a separate 6 -level parking structure located in
the Mock bounded by N.W. Stn Street and a Street and by N.W. 0t" Avenue and
�h Avenue in Miami. The main building will be comprised of residential units, as
well as associated community space. The total site for phase I covers
approximately 2.0 acres. The Tuscan Place Prase II Project will be located in the
additional 1.4 acres, which comprise the total tract of 3.4 acres_ The second
phase will be comprised of 202 residential units and a separate open parking
garage attached to the Phase I garage.
Drainage
Existing Drainage
This site is currently occupied by several one-story buildings to be
removed, and the existing drainage system consists of some sparsely
located inlets and sections of interconnected trench drain. Also some
drainage consists of surface percolation with potential overflow to the
adjacent City right -to -way during more extreme rainfall events.
Proposed Drainage System
The primary drainage system for the project will consist of french drains,
which will allow the storm runoff to be fully contained and disposed of on
site. The project will be designed consistent with a 5 -year design storm,
DPRM Water Control section D-4, part 2 of Miami -Dade County Public
Works Department.
It is currently anticipated that three hundred eighty linear feet of french
drain will provide sufficient capacity for the project_ The final drainage
design for the project will provide a drainage system consistent with the
above criteria and consistent with all approval and permitting requirements
for the project_
Preliminary drainage computations for the project are provided in Table 'I
below, which includes the basis for design.

For percolation rate listed, the 15" perforated pipe french drains will absorb 21
gprMinearfoot so at 21 gpmf448.8=.174579 cfs
To absorb 17.787 efs, 384 linear feet of french drain are required.

11. Water Distribution System
The Miami -Dade Water and Sewer Department (M-DWASD) owns and operates
the following water mains in the vicinity of the project. (See Water Atlas attached)

The Tuscan Place Project is projected to create a water demand of 54500 gallons
per day (GPD) as per Chapter 24 of the Code of Miami -Dade County, Section 24-
13.
There is adequate sewer capacity to serve the project. in order to accommodate
for this demand, both the water and sanitary sewer connections to serve the
project shall be coordinated with the Miami -Dade dater and Sewer Department
(M-DWASD) to ensure that the existing system has adequate capacity.

IV. Solid Waste Generation
Solid waste generated by this project will be collected in standard ern -site
containers for refuse and recyclables. Regular pick-up service will be provided
either by private hauling companies andlor by the City of Miami Solid Waste
Department, who will transport the waste to Miami -Dade Counties or private
disposal and recycling facilities.
The volumes of solid waste projected to be generated by the project are
shown in Table 4, below

V. Gas
In the event that gas is required for the project, there is adequate capacity to handle
any projected load. There is a 12" gas main on NW 6h Avenue, between NW Wh and
e Street, as well as a 12" gas main on NW 5"' Street, between NW 7' Avenue and
6' Avenue. (See attached gas service letter)
VI. Electrical
Florida Power and Light Company has confirmed that there is sufficient capacity in
the area for the proposed project. A vault will not be required. The project will be
served by on-site toad -mounted transformers.
