Dear Honorable Commissioner Sanchez:
This letter serves as the Miami River Commission's (MRC) "official
statement" to all City Commissioners, requested in City Resolution 00-
320, regarding January 22, 2004 City Commission Agenda Item PZ.2,
which impacts the Miami River.
On December 1, 2003 the MRC heard a presentation from Adrienne
Pardo, Greenberg Trauig, William Mauzy, BAME Development
Corporation, and Adolfo Albaisa, Albaisa Architects, regarding the
proposed "Tuscan Place" project, located immediately north of the
NW 5th ST Bridge. The MRC found the proposed 374 affordable
residential unit project, featuring an exercise facility, pool, community
center, and town homes facading the parking garage, to be consistent
with the award winning Miami River Corridor Urban Infill Plan's goal
to create new mixed -income residential developments. In addition, the
project was found to be consistent with the Miami River Greenway
Action Plan, in that it provides a publicly accessible greenway. The
MRC was appreciative of the fact that although only a 10 -foot setback
is required at this location, the project is providing a 37 -foot setback
for the Miami River Greenway. The MRC unanimously recommended
approval of the "Tuscan Place" Major Use Special Permit.
