REPORT OF PROPOSED RECORD PLAT OF
BRICKELL WEST THREE
LOCATED ALONG THE EAST SIDE OF SW 2 AVENUE
BETWEEN SW 13 STREET (CORAL WAY) AND SW 15 ROAD
A SUBDIVISION IN THE CITY OF MIAMI, FLORIDA
The companying Plat entitled BRICKELL WEST THREE was prepared by Peninsular
Land Surveyors, Inc. It is in correct form for submission to the City Commission and is
forwarded with a recommendation that it be approved.
PERTINENT INFORMATION REGARDING THE PLAT:
(1) The property platted is a replat of the property described in the attached Legal
Description. The area platted consists of seven (7) tracts containing approximately
180,610 square feet (4.15± acres). It is zoned 0/SD-7; C-1.
(2) The location of the streets and their widths conform to the standards of the
Department of Public Works of the City of Miami, Florida.
(3) As certified to by Nestor G. Rodriguez, Registered Surveyor and Mapper, this Plat
complies with the plat filing laws of the State of Florida.
(4) The City Zoning Board of Miami, Florida, after Public Hearing, has recommended the
closing of that portion of SW 14 Street, MIAMI, Plat Book B at Page 41, lying East of the
Northwesterly projection of the Southwesterly line of Lot 4, Block 97 South, being the
same as the Northeasterly right-of-way line of SW 15 Road, and lying West of the West
line of Parcel N 100.02P of the Metrorail right-of-way, as shown on the North Corridor
Right -of -Way Map, as recorded in Plat Book 124 at Page 20 (Sheet No. R W03-8) of the

Public Records of Dade County, Florida. This action was confirmed by City Commission
Resolution No. 02-886.
(5) The Certificate of Title Examination dated "'.O.44' 2Fp-3 , signed by
_T /z "/i "efietee , Attorney, indicates that the fee simple title to the
property platted Is correctly vested In Brickell Thirteen, Inc., a Florida corporation,
Miami -Dade County, Florida, a Political Subdivision of the State of Florida, BVT
Development Partners II, L.L.P., a Georgia limited liability partnership, and Florida
Power & Light Company, a Florida corporation, and that the Plat has been correctly
executed.
(6) The area platted is encumbered by mortgages and the mortgage holders have
executed the Plat and joined in its dedication.
(7) In accordance with the requirements of Chapters 54 and 55 of the Code of the City of
Miami, Florida, a Cashier's Check in the amount of $6,475,00 has been tendered by BVT
Development Partners II, L.L.P. This Cashier's Check has been deposited with the
Director of Finance and it will guarantee the completion of the subdivision
improvements according to the provisions of the Agreement between the city of
Miami and the aforementioned owner. The improvements required at the property
platted are listed as follows:
REMOVE APPROXIMATELY 20 LINEAR FEET OF CONCRETE CURB AND GUTTER
REMOVE APPROXIMATELY 100 SQUARE FEET OF CONCRETE SIDEWALK
CONSTRUCT APPROXIMATELY 300 SQUARE FEET OF 6-INCH CONCRETE SIDEWALK
CONSTRUCT APPROXIMATELY 550 SQUARE FEET OF 4-INCH CONCRETE SIDEWALK (INCLUDING
HANDICAP RAMP)
CONSTRUCT APPROXIMATELY 110 LINEAR FEET OF STANDARD 6-INCH CONCRETE CURB AND
GUTTER
PROVIDE AND INSTALL APPROXIMATELY 275 SQUARE FEET OF SOLID SOD (INCLUDING SOIL
AND TOP DRESSING)

(8) The attached Resolution has been prepared for the acceptance of the Plat by the City
Commission of Miami, Florida.
