Acting Director April 7,2003 River Run South Apartments, Inc. 1650 Coral Way Miami, FL 33145 Dear Ladies and Gentlemen: RIVER RUN SOUTH NEW TENTATIVE PLAT #1622 Located between NW 16 Street Road and the Miami River, easterly of NW 27 Avenue irj IOE ARRIOL•1 City Manager The City of Miami Plat and Street Committee, at its meeting of April 3, 2003, approved the above tentative plat subject to the following revisions being made to the tentative plat, additional information being provided and/or variances being granted. Please be advised that the processing of your tentative plat cannot proceed until these conditions have been satisfied. 1. In the location sketch: a) Change the statement SITE SURVEY to RIVER RUN SOUTH. b) Label the proposed plat area as unplatted. c) Provide the tract designation (Tract "A") for MUSA ISLE MANOR, PB 93-PG 23. d) Provlde subdivision names, plat book and page numbers, and block numbers for all adjacent subdivisions. This also applies to the main sketch. e) Heavy up division lines between adjacent subdivisions. This also applies to the main sketch. 2. Delete the quotation marks from the plat name. 3. In Surveyor's Note #10, delete the proposed zoning information. 4. Reference the plat book and page numbers for the Miami -Dade County Flood Criteria. 5. Elevations must refer to City of Miami Datum and be provided in a 50'x50' grid. 6. Provlde species of trees. 7. Encroachments Into the proposed plat property must be removed prior to final plat (chain link fence). 8. An opinion of title from the Trustees of the Internal Improvement Trust Fund is required for the submerged lands lying within the limits of this plat. A letter of approval from the Army Corps of Engineers is required. RIVER RUN SOUTH NEW TENTATIVE PLAT #1622 April 7,2003 Page two 9. Provide a bearing and a distance for the centerline and for the City of Miami monument line along NW 16 Street. 10. Provide the Department of Public Works with the data source used for the depiction of the Miami River on the plat. 11. The notary acknowledgment portion of the application for tentative plat approval must be completed. 12. Be advised that current backup documentation will be required for all who execute the final plat. A resolution for authorlty to execute documents and a Certificate of Good Standing from the Florida Secretary of State is required, If applicable. 13. Provide monument and centerline ties to NW 25 Avenue. 14. Be advised that tentative plat application must be made with Miami -Dade County after receiving approval from the City of Miami Plat and Street Committee. 15. The November 18, 2003 date on the opinion of title is Incorrect. It should reference the year 2002. 16. Clarify the ownership of NW 16 Street Road to its centerline. This must be determined before the final plat Is submitted. In addition to the above requirements, you should be aware of the following: 1. state and local laws require the installation of various physical improvements in the public rights -of -way when property Is platted. These subdivision improvements include paving, drainage, landscaping, sidewalks, etc. In some cases this could represent a substantial investment on your part. 2. The alteration, relocation or installation of utilities such as storm and sanitary sewers, electric, telephone, water, etc. caused by this plat will be at the property owners expense. Also, utility easements may be required on the property being platted. 3. A building permit will not be issued on the property being platted until the final plat is recorded. Also, the Certificate of Occupancy for any building construction will be Issued only after all the required subdivision improvements have been completed. 4. Approval for fire flow requirements must be obtained from the Fire -Rescue Department prior to the Issuance of a building permit. 5. Additional items must be provided to the City of Miami Department of Public Works before the final plat is submitted to the City Commission for approval. You will be notified in writing as to what these items are after the amount of the bond has been determined for the necessary subdivision Improvements. 6. Tentative plat approval is only valid for one (1) year from the date of the Plat and Street Committee meeting at which time it was approved.
