HomeMy WebLinkAboutproposed modificationsBuilding Department's Proposed Modification of Permits and Enhancement of Services to the Public Proposed changes and exemptions to permit requirements under the Florida Building Code - Effective November 1, 2004 ❑ PHASE 1 - EXEMPT PERMITS: The following buildings, structures, and facilities are exempt from the Florida Building Code rules and regulations; therefore, they will not be required to obtain Building Permits from the City of Miami Building Department. Any work exempt under Florida Statute 553.73 (8) - See below ✓ Buildings and structures specifically regulated and preempted by the Federal Government, ✓ Railroads and ancillary facilities associated with the railroad, ✓ Nonresidential farm buildings on farms, ✓ Mobile homes (Exterior work, ramps, etc. will still require a permit), ✓ Electric utilities structures or facilities as defined in S. 366.02, directly involved in the generation, transmission, or distribution of electricity, ✓ Temporary set assemblies, or structures used in commercial motion pictures or television productions, or any sound -recording equipment used in such productions, on or off the premises, ✓ Chickee Huts constructed by the Miccosuke Tribe of Indians or the Seminole Tribe of Florida, (The term "chickee" means an open wooden hut that has a thatched or palmetto roof or other traditional materials, and that does not incorporate any electrical, plumbing, or other non wood features.), ✓ Miami -Dade County School Board facilities and State Universities on State owned properties, and ✓ Buildings and structures on private properties preempted by state statute. NEW EXEMPTIONS: The following minor repairs will not require building type permits — Florida Building Code, Section 104.1.4 Exempt Building Type Permits: ✓ Repair work performed by licensed general or building contractors that is not structural in nature, does not change the approved occupancy, does not affect life safety, and the value does not exceed 1,000.00 of estimated cost including labor and materials, ✓ Repair work of any roof covering not exceeding $1,000.00 in labor and materials, or work not exceeding two (2) roof squares, ✓ Surfacing of existing interior floors or slabs, within single family residences or condominium units, not part of an assembly, with carpet, tile, or wood, and ✓ Replacement of kitchen cabinets, vanities, or paneling installation in residential units, (Complete remodeling of a kitchen area will require building, plumbing, and electrical permits.). Exempt Mechanical Type Permits: ✓ Portable heating equipment, ✓ Portable ventilation equipment, ✓ Portable cooling equipment, ✓ Portable evaporative cooler, ✓ Replacement of any part which does not alter its approval or makes it unsafe, ✓ Any load management control device, ✓ Repair work performed by licensed mechanical contractors that does not exceed $500.00 in value of labor and materials, ✓ Repair of air conditioning ducts, ✓ Repair or replace coil, compressor or refrigerant piping by licensed mechanical contractors, ✓ Repair or replace non -combustion heating by licensed mechanical contractors, ✓ Repair ventilation fans, and ✓ Installation of ductless ventilation and range hoods. (Note: This particular type of work may require an Electrical Permit even though a Mechanical Permit is not.) V h' ry it nr ror,laro rdo,rior,1- 1 r-11c.1.,r.,.- , ,o. SERVICES provided at this "Satellite Office" (One Stop) will be as follows: - Acceptance of small projects for review, -Provide Public Works information and review of small projects, - Provide Building information and review of small projects, -Provide Zoning information and review of small projects, -Provide Certificate of Use information and issuance, -Provide Occupational License information and issuance, and - Have one cashier accessible for collection of payments. IMPORTANT NOTE: Besides the Building Department's commitment, in order for the PHASE 4 to take place, the commitment and participation from the Departments of Finance, Planning & Zoning, and Public Works are required. (Space, funding for equipment and remodeling, and personnel will be needed to accomplish this.)
