Dear Mr. Knoefler:
Per you request we have reviewed your proposed development's site plan to assess potential traffic
impacts to the surrounding area. As we understand it, you are proposing to construct a multi -use
development at 7640 Biscayne Boulevard with the following land uses:
Condominiums - 67-units
Retail - 3,990 sf
Using the seventh edition of Trip Generation rates as published by the Institute of Transportation.
Engineers' (1'i'E), we have estimated the proposed site's traffic generation as follows: w

*The PM peak period is used because it generates
more traffic than the AM Peak period
The retail use will likely have a high percentage (50%) of walk-in or internal use rather than
generating new traffic on adjacent roadways. On. average, the net new generation will be about 30
trips in a 60-minute period in the PM peak or about one trip every two minutes. The motoring public
from such a low volume of new trips will notice no increase in delay at area intersections. There
could be a minor delay along NE 75th Street at the proposed site's access point to the building's
parking, however at a rate of one vehicle every two minutes the delay, if any, will be very minimal.
We also compared the proposed traffic with other possible "permittable" developments that are
possible at the site.
