ANALYSIS FOR ZONING CHANGE

Pursuant to Article 4, Section 401 of Ordinance 11000, as amended, the Zoning Ordi-
nance of the City of Miami, Florida, the subject proposal for an amendment to the Zoning
Atlas has been reviewed as follows:
The request is to change the Zoning designation as follows:
Lots 10 and 11 and the North 2 (two) feet of lots 9 and 12, less the north 5 (five) feet
for right-of-way all in Block 7, "Twelfth Street Manors", Plat Book 5, Page 59, from
R-2 "Two -Family Residential" to C-1 "Restricted Commercial".
The following findings have been made:
• It is found that immediately adjacent to the west and to the north of the subject
properties there is an area designated Restricted Commercial.
• It is found that for the two lots immediately adj acent to the south there is an
application as a companion item on this agenda requesting also the change to
"Restricted Commercial"
• It is found that the character of NW 2nd Terrace is residential.
• It is found that the change to "Restricted Commercial" is not a logical extension of
that category and will be an intrusion of commercial activities into a well defined R-2
"Two -Family Residential" area.
Based on these findings, the Planning and Zoning Department is recommending
denial of the application as presented.
