o • ANALYSIS FOR ZONING CHANGE Approximately 201 NW 37th Avenue aka 3681 NW 2nd Street CASE NO: 2003-0666 Pursuant to Article 4, Section 401 of Ordinance 11000, as amended, the Zoning Ordi- nance of the City of Miami, Florida, the subject proposal for an amendment to the Zoning Atlas has been reviewed as follows: The request is to change the Zoning designation as follows: Lots 9 and 12, in Block 7, "Twelfth Street Manors", Plat Book 5, Page 59, from R-2 "Two -Family Residential" to C-1 "Restricted Commercial". A____Ille following findings have been made: • It is found that immediately adjacent to the west of the subject properties there is an area designated C-1 "Restricted Commercial". • It is found that for the two lots immediately adjacent to the north also has an application as a companion item on this agenda requesting a change to C-1 "Restricted Commercial". • It is found that the character of NW 2nd Street is residential. • It is found that the change to C-1 "Restricted Commercial" is not a logical extension of that category and will be an intrusion of commercial activities into a well-defined R-2 " Two -Family Residential" area.
