HomeMy WebLinkAboutAnalysisANALYSIS FOR ZONING CHANGE Approximately 1730-42 SW 7th Street & 1731-35-37 SW 8th Street CASE NO: 2003-0679 Pursuant to Article 4, Section 401 of Ordinance 11000, as amended, the Zoning Ordi- nance of the City of Miami, Florida, the subject proposal for an amendment to the Zoning Atlas has been reviewed as follows: The request is to change the Zoning designation as follows: Lots 9,10, 11,12, Less the North 5 feet thereof and Lots 41, 42, 43 and 44, Less the South 10 feet thereof, all in Block 2, AMENDED PLAT OF LAWN VIEW, from R-3 "Multifamily Medium -Density Residential" with an SD-12 Buffer Overlay Dis- trict and C-1 "Restricted Commercial" to SD-14 "Latin Quarter Commercial - Residential District " with a Pedestrian Pathway Designation along SW 8th Street. The following findings have been made: • It is found that immediately adjacent to the south of the subject properties there is an area designated C-1 "Restricted Commercial"; and it is also found that immediately adjacent to the east the area is designated SD-14 "Latin Quarter Commercial - Residential District" • It is found that the character of the south side of SW 7th Street is not residential and it is also found that similar petitions have been granted in the past for the south side of SW 7th Street. • It is found that the change to SD-14 "Latin Quarter Commercial -Residential District" with a Pedestrian Pathway designation along SW 8th Street is a logical extension of that category. This will allow, for SW 8th Street to function as a vital neighborhood commercial corridor, and will also allow greater flexibility in developing the property in a manner that will be beneficial to the surrounding area. Based on these findings, the Planning and Zoning Department is recommending approval of the application as presented.
