Regalado 3500 Pan American Drive Miami, FL 33133 Re: Recommendation for Approval of City Commission's December 18, 2003 Agenda Item PZ-2 Dear Commissioner Regalado: This letter serves as the Miami River Commission's (MRC) "official statement" to all City Commissioners, requested in City Resolution 00-320, regarding December 18, 2003 City Commission Agenda Item PZ.2, which impacts the Miami River. On October 6, 2003, the MRC heard a presentation from Mr. Kevin Reilly, Gil Pastoriza Esq, and Mr. Bernardo Fort -Brescia, Arquitectonica, regarding the pending "River Place" Major Use Special Permit (MUSP) application. The MRC found the proposed project to be consistent with the award winning Miami River Corridor Urban Infill Plan, in that it is a high -density, mixed -use project in the downtown area, featuring residential, office and retail uses, including a restaurant connecting to a publicly accessible riverwalk. In addition, the proposed development is consistent with the Miami River Greenway Action Plan by providing a 50-foot setback and a 20-foot wide riverwalk, with a 16-foot wide unobstructed pedestrian path featuring historical and way -finding signage, and cleats to allow for recreational boat access. The proposed 455-residential unit mixed -use project will be another significant step towards creating a vibrant 24-hour downtown Miami. Sincerely, Robert L.
