1.0 INTRODUCTION
1.1 Authorization
Coastal Systems International, Inc. (Coastal Systems) was authorized by Miami
River Front Partners, LLC (Developer) to evaluate the existing domestic water,
sanitary and storm drainage system for the proposed River Place Development
site.
1.2 Purpose
The purpose of this Development Evaluation is to report the potential impacts as a
result of the proposed River Place Development, which includes a residential
complex of 455 units and office/retail and marina space for a total of 243,639
square feet.
1.3 Site Location
The project site is located at 615 SW 2Avenue, on the south bank of the Miami
River, east of 2'" Avenue in the City of Miami, Florida. This riverfront property
measures 2.19 acres, which zoning is SD-7 current zoning (recently zoned). The
property is currently being operated as a shipyard and marine terminal.

2.0 CODE REQUIREMENTS AND DEMANDS
2.1 Potable Water
The proposed site can be serviced by an existing 12-inch water main that is
located on 7th Street. This 12-inch line should provide sufficient capacity to the
site; an additional 108,343 gallons per day (gpd) will be required to meet the
increased demand.
2.2 Sanitary Sewer
The proposed site can be serviced by an existing 12-inch sanitary main that is
located on 7th Street. There is also another 8-inch main that is located on 6th
Street, which would be available to service the site.

proposed site development is 108,343 gallons per day (gpd).

2.3 Stormwater Management
The existing site covers 2.19 acres and is 100 percent impervious. The
proposed site development will improve the quality of water that runs into the
Miami River, the underground water source, and the City's environment.
Presently, all existing pavement surfaces and possibly some existing direct
outfalls have direct run-off into the Miami River. The proposed site
development will correct and improve these conditions to prevent any direct
run-off into the Miami River and provide pervious areas to be planted with sod
and trees. The proposed storm water management system will be designed
according to Best Management Practice and will be consistent with the Miami -
Dade County Department of Environmental Resource Management, and South
Florida Water Management guidelines and design criteria.
