Amendment to the Zoning Ordinance 11000

Consideration of amending Ordinance No. 11000, the
Zoning Ordinance of the City of Miami, Florida, by
amending Article 6 Special Districts, in order to amend
section 627 entitled SD-27 FEC Corridor Overlay District,
to add a new sub -district SD-27.1 entitled Buena Vista
Yard East, adding an intent statement, creating special
district requirements and limitations on uses, and adding
design guidelines.
Approval.
The proposed SD-27.1 Buena Vista East Special District
is the first of the SD-27 sub -districts. This sub -district is
intended to provide for a high density mixed use
neighborhood within that portion of the FEC Corridor that
lies along the FEC right-of-way within the eastern half of
the Buena Vista Yard property. The proposal includes
code limitations that, among other things, ensures liner
uses be located along the majority of parking garage
frontages, that uses along the ground floor of future
structures be designed to promote pedestrian friendly
streets and that high-rise development be limited to
slender footprints above a certain height to ensure upper
level visibility, light and air flow through the area; the
proposal also includes a very detailed set of design
standards (being incorporated into the ordinance by
reference) to further ensure that all future development
within this special district be designed in a manner
furthering the objectives of the FEC Corridor Plan.
Recommended approval to VOTE: 7-0
City Commission.
